My Buying Process

Preparation!

Research: You can never be too prepared! Take some time to really figure out what you need in a home vs. what you want and where you can be flexible if necessary. What time frame are you looking in, what’s your price point, what’s the market doing, which realtor best suites your needs? These are all questions I can assist you with. Get Pre-Approved: When the market favours the sellers and competition is stiff for buyers, it’s imperative to have your mortgage pre-approval in place sooner than later. I can help recommend a list of trusted mortgage professionals for you. Hire me as your Realtor®: The advice and guidance you receive from an experienced buyer realtor is invaluable when purchasing your home! I’ll be there with advice, tips, guidance and more throughout the entire process and afterwards as well! Start House Hunting: I’ll set you up with customized searches to scour the MLS and be notified immediately whenever a property matches your criteria. We’ll book showing tours and attend open houses, we’ll leave no stone unturned during the hunt for your perfect home!

Buying the Home!

Make an Offer: We craft the perfect offer that takes all variables into consideration, from asking price and possession date, to specific offer conditions and the even the psychology of the current market. Your offer is guaranteed to stand out! Pay a deposit: The deposit, or earnest money, is essentially “putting your money where your mouth is” It secures your right to enforce the purchase agreement and eventually buy the home. Complete Inspections: Requirements for inspections vary by property, but most likely you’ll need a property inspection and potentially a condo document inspection if you’re purchasing a condo. I will refer some trusted industry professionals in these areas. Secure Financing: Once the offer is accepted, it’s time to get the financing locked in. This is the step beyond the pre-approval where you need to secure a full mortgage commitment from the lender. Firm Sale: This only happens once all conditions have been satisfied on your purchase contract. At this stage the deal is as good as done… but not quite completely finished.

Legal: All the paperwork is reviewed and prepared by my conveyancing team and delivered to a lawyer of your choosing so you can sign your life away and make it all official. Walk Through: The day before possession we tour the property to make sure everything is still in good order. Possession Day: The wait is over, and all your hard work pays off on this day! The day you take the keys to your new home and become a homeowner! Celebration: This was a full team effort and a great reason to celebrate! Regardless of how you celebrate, make it a good one! You deserve it!
